Information for Tenants

Have you found a property you like? We can arrange a viewing of the property for you and will usually meet you there to show you around and answer any queries.

Do you want to live there? To secure a property there are certain criteria you must meet and the first stage is referencing and a credit check. This is carried out by an external agency “Rent 4 Sure” who will require information from you to enable this.   Employment, bank and if applicable previous landlord details will be needed, along with details of your next of kin. Please note that the referencing fee is non-refundable.  To adhere to current regulations, we require photographic ID as well as two forms of proof of your current address, these can be provided by passport, driving licence and utility bills. Please note, the original documents will need to be seen. You may need to provide a guarantor and they will also need referencing.

Concerned about the deposit? Once references have passed and the tenancy has been agreed, a deposit is required, generally of 1.5 x the monthly rental. If pets have been agreed, an additional deposit payment of £100 per animal will normally be required. If Sibley Pares LLP t/a Sibley Pares Residential is holding the deposit on your behalf it will be in its secure, RICS regulated, client account and the deposit will be registered with the Tenant Deposit Scheme, of which it is a member. ALL deposits must be registered with an approved scheme.

Ready to move in? Once the above stages are completed successfully, we will arrange to meet you at the property on the day your tenancy begins to go through the Inventory and Schedule of Condition, along with ensuring that the smoke alarms are in working order, go through the AST and hand over keys and, if applicable, the Gas Safety Certificate. We will make clear rent payment details; whether directly to the landlord or care of Sibley Pares Residential. The utility bills will be your responsibility from when you move in. We recommend you take meter readings and ensure you arrange accounts with the utility provider. You will need to ensure smoke detectors are kept in working order throughout your tenancy.

Any problems? Sibley Pares Residential do manage some properties for landlords, but not all. We will make clear to you who you should contact if any issues arise. Please ask if you are not sure. If the property is managed by Sibley Pares Residential then we will carry out periodic inspections and will arrange in advance for these to be done. For managed properties, should you have a problem you can either report a fault through the contact form below or alternatively you can call or email us.

You want to leave? At the end of your tenancy or any continuation, should you wish to leave, the required notice should be given to us in writing. We will undertake a “check out” procedure. We hope that you will leave the property as you found it, most tenants do. However, if this is not the case then it may be necessary to deduct the cost of items such as cleaning, repairs or redecoration from your deposit to cover these costs. This will be discussed and agreed with you at the time and if a dispute arises which cannot be resolved then the TDS must be notified within 14 days and they will adjudicate. This is all explained in your tenancy pack given at the beginning of your tenancy.

What fees are involved? Details of tenant fees are shown below. Please note: all fees are inclusive of VAT and there are no charges at the end of the tenancy.

- References: Single £175.00 / Additional (per person): £125

- Administration Fee £150.00 for registration of your deposit with Tenant Deposit Scheme, administration work to commence the tenancy, check-in and checkout inspection

- Renewal Fee £75.00
