Information for Tenants

Have you found a property you like? We can arrange a viewing of the property for you and will usually meet you there to show you around and answer any queries.

Securing the Property: To secure a property there are certain criteria you must meet and the first stage is referencing and a credit check. This is carried out by an external agency who will require information from you to enable this.   Employment, bank and if applicable previous landlord details will be needed, along with details of your next of kin. Please note should you change your mind or fail referencing the fee is non-refundable, however should the Landlord withdraw the property the fee will be refunded.  To adhere to current regulations, we require photographic ID as well as two forms of proof of your current address, these can be provided by passport, driving licence and utility bills. Please note, the original documents will need to be seen. You may need to provide a guarantor and they will also need referencing.

Tenancy Deposit: Once references have passed and the tenancy has been agreed, a deposit is required, equal to 6 weeks rent.  If Sibley Pares LLP t/a Sibley Pares Residential is holding the deposit on your behalf it will be in its secure RICS regulated client account and the deposit will be registered with the Tenant Deposit Scheme, of which it is a member.  ALL deposits must be registered with an approved scheme.

Move In: Once the above stages are completed successfully, we will send you the tenancy agreement to read and sign along with a covering letter which confirms the move in date and time for you to attend the office to complete any outstanding paperwork and collect the keys.

Any problems? Sibley Pares Residential do manage some properties for landlords, but not all. We will make clear to you who you should contact if any issues arise. Please ask if you are not sure. If the property is managed by Sibley Pares Residential then we will carry out periodic property visits and will arrange in advance for these to be done. For managed properties, should you have a problem you can either report a fault through the contact form below or alternatively you can call or email us.

You want to leave? At the end of your tenancy or any continuation, should you wish to leave, the required notice should be given to us in writing. We will undertake a “check out” procedure. We hope that you will leave the property as you found it, most tenants do. However, if this is not the case then it may be necessary to deduct the cost of items such as cleaning, repairs or redecoration from your deposit to cover these costs. This will be discussed and agreed with you at the time and if a dispute arises which cannot be resolved then the TDS must be notified accordingly and they will adjudicate. This is all explained in your tenancy pack given at the beginning of your tenancy.

What fees are involved? Details of tenant fees are shown below. 

The following are payable to Sibley Pares and apply per tenancy:



Total incl VAT

Tenancy Set Up: This fee is for the first applicant only and includes the cost of referencing it covers the cost involved in processing your credit status, employment, previous or existing landlord and affordability checks. (This will further include the Right to Rent Check and verification checks as required under the Immigration Act 2014), and a contribution towards the cost of preparing and providing a tenancy agreement.








Additional Person: This covers the cost of processing the application, associated paperwork and Right to Rent Check and is charged at £100.00 + VAT for each further applicant.







Guarantor: You may be required to provide a Guarantor. This is not uncommon, and means you have someone on your behalf that undergoes referencing. This fee is payable in respect of each Guarantor to cover credit referencing costs and providing a Deed of Guarantee as part of the Tenancy Agreement.








Permitted Occupier: This is a person approaching, or over the age of 18 who will be residing at the rented property who is not a tenant. The fee includes supplying the relevant documentation.






Amendment Fee: Fee applicable if a change to the tenancy is required midterm, due to a change in personal circumstances.






Extension Fee: This is the cost of preparing a new Tenancy Agreement and negotiating with your Landlord for a further fixed term tenancy.






Check Out Fee: Some Landlords ask Sibley Pares to employ external inventory companies to produce an inventory for their property before the let. Where this applies, you will be liable for a check out fee.








Deposit Registration Fee: It is statue that the deposit is registered within a scheme, Sibley Pares will register the deposit with The Tenancy Deposit Scheme.






Third Party Reference Request:  This is payable should you require Sibley Pares to provide a reference and fee is payable per person.
