Another great reason why you should use a Letting Agent

As reported by the BBC this week, online rental fraud is on the rise.  Landlords and Tenants are more likely to be unwittingly involved in this increasing risk if they let/rent without going through an Agent.

According to the BBC there were 3,193 cases of alleged rental fraud reported to Action Fraud in England and Wales last year, that’s a significant increase on the 2,216 cases reported in 2014.

So how can you avoid being caught up in this?

Landlords: Use a reputable Agent to rent your properties through, not only will they find suitable Tenants who have to provide correct identification, satisfy the new Right to Rent Regulations and pass a referencing process, but the Agent will also ensure that the property, tenancy agreement and handling of the deposit and rental monies comply with the strict regulations that surround property letting and management.  If you then choose to have an Agent manage the property during the letting then property inspections can also help to protect you from illegal subletting.

Tenants: Look for rental properties through an Agent, chose one that is governed by a regulatory body such as ARLA or NAEA.  That way you know that your deposit and rental monies are dealt with correctly, your rental home will be maintained within the regulations set out for Landlords and your tenancy agreement will be legal.  ALWAYS view a property before paying any money.  Finally, ask as many questions as you like, an Agent is there to let a property and if they are doing their job properly they will want to help you make an informed decision about whether to proceed with the letting.
