Landlords Prefer Agents to Direct Contact

9th September 2015

According to an article in Property Reporter this month, the vast majority of landlords prefer for letting agents to manage their tenants. Over 85% of landlords said that they did not want direct contact with tenants and almost 90% of those surveyed were unhappy about tenants calling or emailing them with problems.

The research also shows that nearly 60% of landlords pay for all repairs to their properties, while only 10% expect tenants to pay for small repairs.

Jane Morris, who commissioned the report, comments: “landlords often come in for bad press but the majority of them are professional and take their responsibilities seriously. Many landlords work full or part-time and need an agent’s support to help them manage their relationship with tenants.”

According to the research, 66% of landlords find managing their properties more stressful than their jobs. Dealing with complaints is one of the top causes of this stress. With legislative and tax changes, landlords are under increasing pressure and keen to get things right.

An ARLA (Association of Residential Letting Agents) regulated agent such as Sibley Pares Residential can be hugely helpful to landlords in managing tenant relationships, collecting rent payments and ensuring legal compliance.

Diane Broomham, Residential Manager at Sibley Pares, explains that: “a local letting agent can support landlords and reduce the stress of running a rental property. We offer a range of services that help reduce the landlord’s workload, such as finding and thoroughly vetting tenants, collection of rent and legal compliance certificates (e.g. gas safety and energy performance).”

“Our property management services further reduce stress and workload for landlords by including services such as financial statements, arrears recovery, property inspections and maintenance as well as tenant queries which can be reported to us 24 hours a day via our website.”
