HIPS
Since December 2007 it has been a legal requirement that newly marketed residential properties offered for sale by an Estate Agent, have a Home Information Pack or HIP.
The HIP, usually compiled by solicitors or HIP providers, must be instructed prior to marketing.
The contents of a Home Information Pack (HIP) are as follows:
- Energy Performance Certificate
- Sale Statement
- Land Registry (Individual Register)
- Land Registry (Title Plan)
- Land Registry (Copies of documents referred to in individual register)
- Official search of Land Registry Map.
- Deduction of Title Documents
- Leases (if applicable)
- Local Enquiries
- Water and Drainage Enquiries
