  • Location: Former Wouldham Primary School ME1 3TS
  • Accommodation: This is the former Wouldham Primary School which following the construction of a new primary school as part of the Peters Village development is now vacant. KCC are now offering the site to the market on either an Unconditional or Subject to Planning basis. The site is split in to three main sections; the original school buildings (0.39 Acres) the more modern extension and car park (0.99 Acres), and a larger grass verge (0.31 Acres) and additional playing field (2.45 Acres). 1. The original school buildings, located to the west of the site (as pictured on the right), are made up of two large double height buildings with a connecting corridor. The front section facing on to School Lane dates back to 1867. There is a separate vehicular access which provides access to the western playground area. The total external area of these existing buildings is approximately 480 sq m. 2. The newer extension of the school (as shown on the front page) is a separate single storey building to the east which has a separate playground to the south and parking area to the east. The external area of this existing building is approximately 540 sq m. 3. Finally, there is additional land to the east. The first part is a large grass verge of 0.31 acres, however interested parties should note the adjacent electricity substation and pylon which may limit this area's development potential. There is also a large playing field separated by Oldfield Drive. We understand that the site falls outside of the village boundary but with the main school buildings abuts the eastern edge. It is therefore believed that subject to gaining the necessary Planning Permissions the site has some potential for redevelopment or conversion.
  • Terms: Terms: The property is being sold freehold with vacant possession. We understand that VAT is not charged on this property. All interested parties should be aware that the site does not include No.4 School Lane which was formerly the Headmasters house and is connected to the original school buildings. Therefore any redevelopment or conversion will need to be sympathetic to the current owners. Services: We understand that all mains services are available on site but purchasers should make their own enquiries as to whether they are sufficient.
  • Rent: Guide Price: We have no formal guide price as we are offering the site to the market on an Unconditional or Subject to Planning basis. All offers should be accompanied by proof of funds and Subject to Planning offers should include a description of the proposal along with sketch layout. Offers for part of the site may also be considered. Please note that all offers should be submitted by midday on Wednesday 5th December 2018
  • Viewing: The site can be viewed from the road side during normal daylight hours but please contact Mitchell Bourner to arrange a viewing of the site and existing structures. Mark Presland - mark.presland@sibleypares.co.uk Mitchell Bourner - mitchell.bourner@sibleypares.co.uk
