Property Management

With over 30 years experience in Property Management the Sibley Pares Management Team offer and extensive array of management skills and facilities to Residential and Commercial Clients including Tenant and Leaseholders alike.

Using a computerised management accounting system the services we offer include:

Service Charge
Preparation of annual service charge budgets for tenants, which include estimates for site maintenance, ground maintenance, utility services, internal/external redecoration, cleaning and any other general repairs that may be necessary including management fees.  At the year end provide a service charge account showing actual expenditure during the year and adjusting budget shortfalls/surplus accordingly.

Clients Money
Collection of rent, ground rent, insurance premiums and service charge payments on a monthly or quarterly basis and deposited in a separate client bank account.

Financial Statements
Providing monthly/quarterly statements to clients, showing how much rent, ground rent and insurance is due, how much has been paid and the amount outstanding, together with any expenditure during the period, giving a balance payable to the client.  Payments can be made by BACS or Cheque.

Landlord/Tenant Queries
We aim to provide an efficient and accessible service to both landlords and tenants at all times and strive to deal with all queries and requests with the utmost efficiency and professionalism.

Property Inspection
Property inspections are carried out on an agreed basis by walking around each side, checking that contractors have carried out routing duties satisfactorily, speaking to tenants/leaseholders and noting any problems they may have and dealing with such.  Inspections are carried out to the communal areas of properties/sites and no intrusion is made upon the tenants/leaseholders without due notice.

Contractors and Suppliers
We use an experiences team of various contractors who carry out regular contracts to a good standard, along with trusted suppliers who we use on a regular basis.
